How to Rent a Dream Home

Step 1 – You apply online for the program. The usual turnaround time for approval is 1-3 business days. An approved Application is valid for up to 6 MONTHS!

Step 2 – We go house shopping for HOMES FOR SALE that you feel you may consider purchasing in the future. Or Dream Homes that meet your short or long term rental needs.

Step 3 – Real Estate Investors will buy the home of your choice, in cash, and lease to you with an option to purchase.

Step 4 – You move in and can purchase the home anytime... for up to five years.

A minimum one year lease is required. You are under zero obligation to lease or buy the home, after one year. If you decide not to purchase, your security deposit is fully refundable, just like a standard lease.

You may lease for as little as one year and up to 5 years, and can decide to purchase anytime within the 5 year period.

THE LIST PRICE OF THE HOMES MUST BE BETWEEN $165,000 AND UP TO $400,000. 

(The Investment Company will not purchase Fixer Uppers, Foreclosures, Short Sales, REO's or Government Owned Properties.)

UPFRONT COSTS

Refundable Security Deposit is due within 4-days of the home going Under Contract. Onetime $75 Application Fee (One fee includes all adult family members.) AN APPROVED APPLICATION IS VALID FOR 6 MONTHS!

No waiting period required, once the Bankruptcy

620 MINIMUM CREDIT SCORE

If your Credit Score is below 620, our free Credit Coaching may help to increase it. Also, a co-applicant's score can be under 620, but the combined FICO scores must average 620 and above with Trans Union.

FORECLOSURES/SHORT SALES: OK

No waiting period necessary, if you've experienced a Foreclosure or Short Sale.

Evictions & broken leases must be 36 months or longer.

$50K GROSS ANNUAL INCOME

Minimum $50k gross combined annual income.
Your 2 most recent pay stubs are required for W-2 Employees. Or an Official Offer Letter with your employment start date & salary/hourly pay.

TAX LIENS & SELF EMPLOYED: OK

W2 Employees need to provide their 2 most recent pay stubs. But 1099 Contractors & Business Owners must provide either their prior year's Tax Return or 1099... OR 2 Personal or Business Bank Statements.
